The retrofit of the HVAC systems at the iconic 44-story, 509-room J.W. Marriott Essex House hotel and residence in Manhattan exemplifies both the expertise of our staff as well as its ability to complete all aspects of a major HVAC project. Working for Marriott, we installed two 700-ton centrifugal chillers and two 3000-gpm cooling towers, as well as new pumps, filtration systems, air conditioning equipment and VFDs. As the project’s Prime Mechanical Contractor, the scope of work required us to also manage all demolition, rigging, sitework, structural, architectural, plumbing, automatic temperature controls, and electrical. The facility’s entire HVAC chilled water plant and system was taken off-line and put back in full operation only three months after construction started.

 

Working directly for Marriott, EQUANS MEP was responsible for the complete retrofit of the chilled water plant and associated systems, including:

  • Installation of two 700‑ton centrifugal chillers
  • Installation of two 3,000‑GPM cooling towers
  • New chilled water and condenser water pumps
  • Filtration systems and air‑conditioning equipment
  • Variable Frequency Drives (VFDs)
  • Full integration with existing building systems

As Prime Mechanical Contractor, our scope also extended beyond traditional HVAC responsibilities to include:

  • Demolition and equipment removal
  • Heavy rigging and equipment setting
  • Sitework and structural coordination
  • Architectural restoration impacts
  • Plumbing systems
  • Automatic temperature controls
  • Electrical coordination and integration
