Kings Theatre is a historic and iconic performance venue in Brooklyn, restored and modernized to serve today’s audiences while preserving its architectural significance. The project represents a strong example of EQUANS MEP’s design‑assist‑build approach, emphasizing early involvement, collaboration, and value‑driven decision‑making.

Shortly after the City of New York selected a developer for the theater’s restoration—and more than 24 months before construction began—EQUANS MEP was engaged to perform extensive pre‑construction services. Our early involvement allowed the project team to make informed decisions on system design, equipment selection, and energy efficiency well in advance of construction.

PROJECT SCOPE HIGHLIGHTS

During the pre‑construction and design‑assist phases, EQUANS MEP provided:

  • Comprehensive surveying of the existing historic structure
  • Collaboration with the owner, construction manager, and design team
  • HVAC system design support aligned with theater operations
  • Evaluation and selection of major HVAC equipment
  • Energy efficiency analysis and system optimization
  • Constructability input and cost‑conscious recommendations

Our team focused on developing HVAC solutions that would respect the historic nature of the facility while meeting modern performance, comfort, and operational requirements.

PROJECT CHALLENGE

As a historic performing arts venue, Kings Theatre presents unique challenges related to variable occupancy, acoustics, thermal comfort, and operational flexibility. Any mechanical system needed to support peak event conditions while operating efficiently during non‑event periods—without compromising architectural character or patron experience.

PROJECT OUTCOME

EQUANS MEP’s pre‑construction efforts proved to be a strong financial and operational investment for the project. Our recommendations directly influenced the construction of an energy‑efficient HVAC system calibrated to the theater’s usage patterns and visitor comfort demands.

The result is a modern mechanical system that complements the restored historic venue, supports long‑term operational efficiency, and enhances the experience for both performers and guests.

This project demonstrates EQUANS MEP’s ability to deliver value through early engagement, collaborative design‑assist leadership, and thoughtful system planning on complex historic restoration projects.
